What is The Hudson?

It’s a top-quality College Station community designed especially with Texas A&M University students in mind. The Hudson features a variety of spacious, furnished homes plus a full set of community features such as a resort-style pool and sun deck, 24-hour fitness center, study spaces and more.

Is The Hudson part of Texas A&M University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Hudson has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Hudson pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed Wi-fi
  • Water/sewer
  • Trash Disposal
  • Community features — pool, fitness center, etc.

What size are the apartments?

The spacious accommodations at The Hudson include studio, 1, 2, 3 and 4-bedroom apartments, with a private bedroom-bathroom suite for each resident.

Are the apartments/homes furnished?

Yes, all residences at The Hudson have a furniture package that includes a queen-size bed, desk and chair, nightstand, and dresser drawers in each bedroom. The living area includes a sofa, chair, end table, coffee table, entertainment stand and barstools. To see a sample of the furniture and other finishes, please visit our model home.

When do the contracts start and end?

The standard term is August 4, 2026 to July 20, 2027, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Hudson offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Hudson?

Your living costs at The Hudson can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Hudson. Normal payment deadlines will continue to apply.

Is The Hudson open to non-students?

Nearly all the residents at The Hudson are students at Texas A&M University or other local colleges. The per-person contracts are also designed with students in mind. The Hudson is an Equal Opportunity housing provider and welcomes applications from non-students and residents with children, at no extra cost other than regular charges for each bedroom space selected by the resident. In order to match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

What kind of safety and security are provided?

The Hudson has a monitored fire-sprinkler system, along with electronic locks for building access plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Hudson is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Hudson?

The Hudson offers optional on-site garage parking for an additional cost.

What other transportation options will I have?

The Hudson is just an 8-mintue walk from Texas A&M University, making it easy to walk, bike or drive to classes and other activities. Students also ride free on the Texas A&M AggieSpirit bus with student ID, with a bus stop just a short walk from The Hudson.
